question: If I engage a “Qualified Intermediary QI” to assist with a 1031 exchange. Then, I sell my property for $1 mill and then buy another property for $850k – all within the 45 days and in late 2012. But the excess cash of $150k is not received by my QI till early 2013 (within the 180 days). Do I report the $150k in 2013? Thanks

Could someone tell me if they are familiar w/a Sec 1031 transaction where a publicly traded firm with a soon to be surplus building with a high basis relative to FMV and NOT wanting to report a capital loss on a sale of that building arranges an exchange for a replacement building and transfers its basis to the acquired building and then begins to depreciate the old basis on a new and presumably longer life?

I sold a property on November 30, 2010 and entered into a 1031 exchange via an accomodator. My tax preparer filed my return on April 15, 2011 prior to my closing, but also filed for an extension. Now that my exchange has completed, can I file an amended return, or is my exchange invalidated? should he not have filed the return, and just the extension?
